We run 10 short-term rentals of our own at Elite Properties. These three tools run there, and we can set them up on your own accounts, for a limited number of hosts at a time.
Everything runs on your own accounts (OwnerRez, Seam, Stripe). You pay those providers directly.

Vacancy Gap Report + Min-Nights Gap Closer
An hourly check of open nights between bookings, with a report to you. When a gap opens, the minimum-night setting for those dates is lowered within rules you approve in writing, and restored when the gap is gone. New situations your rules don't cover come to you. Price changes are not included.
Who it's for: Hosts on OwnerRez who lose nights to short gaps between stays.
Where it runs today: The gap report runs hourly on Elite Properties' calendars, and the gap closer runs there too.

Door Codes per Stay
Each booking gets its own door code, set on your lock for the stay dates, checked on the lock, removed if the booking is cancelled, and written back to the booking.
Who it's for: Hosts on OwnerRez with smart locks supported by Seam.
Where it runs today: Runs on Elite Properties' locks: a code per stay, set on the lock and written back to the booking.

Running in our business
Stripe Payment Links + Refunds (you approve every refund)
Payment links created on your own Stripe account. Refunds are prepared but held until you approve each one.
Who it's for: Hosts taking direct bookings or extra charges through Stripe.
Where it runs today: Runs on Elite Properties' Stripe account, with every refund approved before it goes out.
